Clay and Platte inventory stayed tight even as sales picked up

You may have seen headlines about more homes hitting the market across the country. That is not what happened here. The Real Estate Data Aggregator counted 730 homes for sale in Clay and Platte County in the three months ending July 31, 2026. That is down 17% from the same months of 2025. Sellers still hold real leverage in most of these ZIP codes, but not every one reads the same.

Realtor.com reported that active listings nationally grew 5.5% year over year, topping 1.16 million homes. Clay and Platte went the other direction. More buyers, fewer choices.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Mortgage rates crossed back above 7% for the first time since January 2025, according to Realtor.com. Those two facts together are slowing buyers in a lot of markets. Here, tight supply is keeping sellers from feeling that pressure as much.

How fast homes are moving by ZIP code

Speed varies a lot depending on where you are. The Real Estate Data Aggregator tracked median days on market across all twelve ZIP codes in the three months ending July 31, 2026. Some are moving in under two weeks. One is taking more than a month.

ZIP 64119 had a median of 10 days on market, according to the Real Estate Data Aggregator. ZIP 64156 sat at 36 days, but that is actually 25 days shorter than the same period in 2025. Progress looks different depending on where you start.

What homes are selling for, ZIP by ZIP

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% year over year through July 2026. Several ZIP codes here beat that. A few did not.

ZIP 64152 led at $525,000, up 18% from a year before, per the Real Estate Data Aggregator. ZIP 64116 slipped 9% to $277,694 in the same period. ZIP 64150 dropped 25.7% to $477,500, though that ZIP had only 28 sales, so a small mix shift can move the median a lot.

How many homes sold above asking

In most of these ZIP codes, sellers are still getting at or above list price. The Real Estate Data Aggregator found that homes in ZIP 64118 sold above list 44.4% of the time in the three months ending July 31, 2026. ZIP 64151 matched that at 44.4%. ZIP 64150 was the softest, at 21.4%.

Where contracts are happening fast

The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing. In ZIP 64158, that share was 73.1%, up 20.2 points from a year before. ZIP 64119 was close behind at 69.2%. ZIP 64156 was lowest at 53.7%, but that is still up 21 points from the same period in 2025.

More than half of homes in every single ZIP code went under contract within two weeks. That is not a soft market by any measure.

Supply is thin almost everywhere

Months of supply tells you how long it would take to sell every home currently listed, at the current pace. Under three months is generally considered a seller's market. The Real Estate Data Aggregator found that ZIP 64068 had just 0.9 months of supply in the three months ending July 31, 2026, down 1 month from a year before. No ZIP code in this market exceeded 2.2 months.
