Not every part of West JoCo is moving at the same speed

Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest September share since 2018. That number matters here because West JoCo is not one market right now. It is several, and they are reading very differently from each other.

The Real Estate Data Aggregator counted 1,451 homes sold across West JoCo in the three months ending July 31, 2026. That is up 10.8% from the same months of 2025. Sales are moving. But the speed and the price pressure behind those sales depends entirely on which ZIP code you are in.

The gap in days on market tells the real story

ZIP 66216 had a median of 3 days on market, according to the Real Estate Data Aggregator. ZIP 66227 had a median of 36 days. That is the same metro area, the same three-month window, and a 33-day difference in how long sellers waited.

That spread matters for sellers. A home in 66216 or 66215 that is priced right goes fast. A home in 66227 or 66220 needs a different plan: sharper pricing up front and a condition that stands out.

Where buyers are still competing hard

In ZIP 66216, the Real Estate Data Aggregator shows 77.2% of homes went under contract within two weeks of listing. In ZIP 66219, that share was 79.3%. Both ZIPs averaged a sale price above list: 102.4% in 66216 and 102.7% in 66219.

In 66215, 56.4% of homes sold above list price. That share is down 5.5 points from a year ago, so the edge is softening a little. But the median days on market there was still just 5 days. Buyers in those ZIPs should not walk in expecting to negotiate hard.

Where sellers need to do more work

ZIP 66227 had a median of 36 days on market, up 2 days from a year ago. Only 35.5% of homes there sold above list. The sale-to-list average was 100.4%, which means most homes closed right at asking, not over it.

ZIP 66220 is similar. The Real Estate Data Aggregator shows a median of 34 days on market there, up 16 days from a year ago. Only 31.9% of homes sold above list, down 15.2 points from 2025. The median sale price was $665,000, down 3.8% year over year.

ZIP 66018 also took longer. Median days on market was 28, up 13 days from a year ago. The median sale price was $479,000, down 7.9% from the same period in 2025. More homes are sitting on the market there: inventory was up 62.5% year over year, according to the Real Estate Data Aggregator.

The national backdrop

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, prices are still moving up. But Realtor.com counted more than 1.16 million active listings nationally, up 5.5% year over year. More supply at the national level means sellers in slower ZIP codes here face real competition.

CNBC reported the average contract rate on a 30-year fixed mortgage at 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% on that same Tuesday. Rates at that level affect what buyers can afford, and that shows up in the slower ZIPs where price cuts are more likely to be needed.

What this means if you are selling

If your home is in 66216, 66215, 66219, or 66226, the market is still working in your favor. Price it right and it will move quickly. In 66220, 66227, or 66018, the data says buyers have more room. Overpricing there is the one thing most likely to cost you time and money.

What this means if you are buying

Do not assume every West JoCo home will turn into a bidding war. In the faster ZIPs, many still will. In the slower ones, you have more room to ask questions and negotiate. Knowing which ZIP you are shopping in changes your whole approach.
