One part of Eastern Jackson County is still moving at a sprint
The number that matters most right now: the National Association of Realtors put U.S. supply at 4.9 months. In ZIP 64063, the Real Estate Data Aggregator counted just 1.3 months of supply for the three months ending July 31, 2026. That gap tells you a lot about what it takes to buy or sell there.
ZIP 64063 covers a large part of Lee's Summit. Not Lakewood, not Downtown Lee's Summit. This is the broader zip that runs through much of the city's core. The Real Estate Data Aggregator counted 100 homes sold there in those three months, up 20.5% from the same period in 2025.
Four days at the median. That is not a typo. The Real Estate Data Aggregator shows that number fell 6 days shorter than the same period in 2025. Priced right, a home there was not sitting.
More listings came to market there too. The Real Estate Data Aggregator counted 119 new listings in ZIP 64063, up 24% from a year before. More supply did not slow it down. The median sale price came in at $350,000, up 13.3% year over year.
The Real Estate Data Aggregator shows that 49% of homes in ZIP 64063 sold above list price. That is up 5.6 points from a year ago. The average sale-to-list ratio came in at 100.8%, up 0.4 points. Sellers there were not giving ground.
How ZIP 64063 stacks up against the rest of Eastern Jackson County
Most of Eastern Jackson County is still a seller's market. Every ZIP the Real Estate Data Aggregator tracked came in well below the 4.9-month national figure. But ZIP 64063 was the tightest of the bunch.

ZIP 64139, which covers the Lakewood area, had the lowest months of supply at 1.2. But only 8 homes sold there in the period. That is a very small sample. ZIP 64063 had 100 sales, so its 1.3 months of supply carries more weight as a signal.
Speed across the market: who went fast, who took longer
ZIP 64136 in Independence took 41 days at the median. That is the slowest in the market. It also had only 6 sales in the period, so one slow home can move that number. Still, 6.1 months of supply there is a different story than ZIP 64063.
What the national picture adds
The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026. Year-to-date through August, sales were up 1.6% nationally. Eastern Jackson County's pace was stronger than that in several ZIPs.
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That matters everywhere. Higher rates make buyers more careful about price. In ZIP 64063, buyers were still moving fast. But clean pricing still gets attention, and overpricing still gets ignored.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several ZIPs in Eastern Jackson County beat that by a wide margin. ZIP 64063 was up 13.3%. ZIP 64057 was up 15.1%. ZIP 64029 was up 12.6%.
Not every ZIP moved up. ZIP 64034 was down 19.1% in median price. ZIP 64081 was down 7%. That does not mean those homes are in trouble. It can mean the mix of homes that sold was different. A ZIP-level median shifts when more smaller or larger homes close in a given period.
Where buyers were winning above list
The Real Estate Data Aggregator tracked what share of homes sold above list price. ZIP 64063 was at 49%. ZIP 64057 was at 53.1%, the highest in the market. ZIP 64086 in Lee's Summit was at 43.2% and ZIP 64014 in Blue Springs was at 42.9%.
What this means if you own a home in Eastern Jackson County
The whole market is tighter than the national average. But ZIP 64063 is a different speed than ZIP 64136. One street can read differently from the whole ZIP code. What sold two blocks away last month tells you more than a county-wide average.
The Real Estate Data Aggregator counted 1,516 homes sold across Eastern Jackson County in the three months ending July 31, 2026. That is a real market with real buyers. Pricing still has to be honest. At 7% mortgage rates, per Realtor.com, buyers are doing the math carefully.
