Tight supply is still pushing prices up in part of Cass County

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. In ZIP 64030, the Real Estate Data Aggregator counted prices up 8.8% over the same stretch. That gap matters if you own a home there.

The Real Estate Data Aggregator counted just 1.5 months of supply in ZIP 64030 for the three months ending July 31, 2026. That is the tightest reading in the county data we have. Low supply like that is what keeps prices moving up even when the national market cools.

ZIP 64030: the tightest spot in the county

The Real Estate Data Aggregator counted 103 homes sold in ZIP 64030 in the three months ending July 31, 2026. That was down 3.7% from a year before. Fewer sales, but prices still rose 8.8%. The reason is supply. Only 49 homes were for sale, down 12.5% from a year ago.

Homes in ZIP 64030 sold at 100.9% of list price on average, according to the Real Estate Data Aggregator. That means sellers were getting slightly more than they asked. Nearly 36% of homes sold above list price, even though that share slipped 5.2 points from a year before.

ZIP 64080: prices up the most, fastest sales

The Real Estate Data Aggregator counted a median sale price of $414,000 in ZIP 64080, up 10.4% from a year ago. That is the largest price gain of any ZIP in this data. Homes sat on the market a median of just 15 days, 6 days shorter than the same period last year.

The Real Estate Data Aggregator found that nearly 61% of homes in ZIP 64080 went under contract within two weeks of listing. That share jumped 14.3 points from a year before. Buyers in this ZIP are moving fast.

ZIP 64083: more inventory, slower pace

ZIP 64083 had the most activity. The Real Estate Data Aggregator counted 161 homes sold and 182 pending in the three months ending July 31, 2026. Pending sales were up 20.5% from a year ago. But homes took longer to sell. The median was 32 days on market, 21 days longer than a year before.

ZIP 64012: the one ZIP where prices dipped

The Real Estate Data Aggregator counted a median sale price of $305,000 in ZIP 64012, down 1.6% from a year ago. That is the only ZIP in this data where prices fell. Still, homes there sold at exactly 100% of list price on average, and a third sold above list.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Three of the four Cass County ZIPs beat that number. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That is the backdrop buyers are working against right now.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is the national story. In Cass County, the tightest ZIPs are not showing that same softness, at least not through July 31, 2026.
